Check in Time
During these torrid times we have quite a bit of extra cleaning to do before each guest so we ask that you check in at 5pm (early check in from 12 noon may be available at certain times of the year. A fee of £50 is payable for early check in)
Check Out Time
9am. We would love to let you stay longer, however, we require access at this time in order to clean and tidy the cottage in preparation for the next guest.
Are linen and towels provided?
Yes, all fresh bedding is provided and ample towels for the number of guests will be in place for your arrival.
Are dogs welcome?
Yes.
A maximum of one dog is allowed . Dogs must be kept on a lead around the farm and farm animals. There is an enclosed walk where they are free to run and all “poo” must be picked up especially in the garden and fields where animals have access.
There is a fee of £20 per dog per week.
Dogs must not be left unattended at any time in the cottage. Kennels are available within the farm steading, by arrangement.
Dogs are not allowed on the furniture, in the bedrooms or on beds. Dog welcome pack is supplied.
Are there freezers in the cottages?
Yes, all cottages have a fridge and a freezer.
Do the cottages have WiFi access?
Yes.
Are the gardens completely secure for dogs?
The gardens are secluded but not completely “escape proof”, dogs should be supervised at all times in the gardens.
Where are the nearest supermarkets?
There is a Tesco, Aldi and Spar in Annan which is 5 miles away (10 minute drive), The Tesco store will also deliver shopping to your cottage.
Do you provide cots and high chairs?
Yes we have cots and high chairs available free of charge. Let us know in advance of your stay and we will place a cot and/or high chair in your cottage for your arrival
Terms & Conditions
The Owners reserve the right to cancel a booking without compensation or refund should Guests not comply with any of the Terms and Conditions outlined below.
1. Arrival and Departure
In order to prepare the cottages between Guests, we ask that you arrive after 5.00pm and leave by 9.00am on your departure date. Occasionally changes to arrival and departure times can be accommodated – strictly by prior arrangement only and will incur and extra charge of £50.
If you are bringing horse/s you may arrive earlier in the day (strictly by pre-arrangement) to ride, sort out your tack and settle your horse/s in the grazing paddocks, although access to the cottages will not usually be possible until 5.00pm.
2. Bookings/Payment
All bookings must be made by people aged 18 years or over. Initially all bookings will be deemed as provisional – whether made via website, by telephone, or by e-mail. No booking is confirmed until a non-refundable deposit of £100 per cottage, per booking, has been received. This deposit payment forms part of the full payment due. Please note that for extended stays the deposit amount will be proportionately higher and a good housekeeping deposit of £100 is required and will be refunded 7 days after departure, should all be in order.
When you submit a booking via the online reservation system you will receive an automatically generated booking summary by e-mail to the e-mail address you provide on the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter/Invoice of confirmation sent to you by e-mail.
Payments can be made by MasterCard, Visa, BACS or cheque – full details of payment methods are noted on each Invoice. All prices are inclusive of VAT.
Payment of your deposit signifies agreement with these Terms and Conditions – a copy of which is provided with every booking.
The remaining balance payment will be due 6 weeks before the holiday date. Please note you may lose your booking and deposit if the full balance is not received as stated. For late bookings (within 6 weeks of holiday date) payment is required in full at the time of booking.
The price includes all heating, electricity, bed linen, bath and hand towels, tea towels, some additional items of basic cleaning materials, washing up liquid and dishwasher tablets are provided……. A starter supply of kindlers and logs is provided free. Top ups of log supply will be charged at £10 per top up. Further supplies of firelighters and kindlers can be purchased in any local shop/supermarket.
3. Cancellations
If you have to cancel please inform us immediately and we will endeavour to re-let the cottage(s) and return your balance payment in full, (your initial deposit is non-refundable). If re-letting is not possible, all monies which have been paid will be forfeited.
In the event of Guests being unable to travel to Williamwood a refund will not be given, therefore, a CANCELLATION PROTECTION INSURANCE IS RECOMMENDED. You may not under any circumstances transfer your booking to anyone else without our prior consent.
Following your booking, in the unlikely event of your cottage(s) becoming unavailable due to circumstances outside our control, every effort will be made to provide an alternative cottage at Williamwood or at nearby self-catering accommodation, or alternatively a complete refund will be paid including the deposit.
The Owners do not accept responsibility for breakdown in public or local supplies, including water, electricity or internet service, nor any claims against inconvenience caused by such incidences, or by building works that may be deemed as necessary. In the case of any breakdown Guests are asked to notify the Owners immediately. We will endeavour our best, in conjunction with the service company concerned, to correct the fault as soon as possible. Wherever possible we will endeavour to provide alternative arrangements.
In the event of a national or local disease epidemic, whether human or animal, the Owners reserve the right to cancel any booking at any time. In such cases a full refund will be given.
The Owners retain the right to refuse to hand over the cottage/s to a Guest, or repossess holiday accommodation if it is reasonably believed that any damage is likely to be caused, or can repossess the cottage if damage has already been caused. No refunds will be given in these circumstances.
Any complaints must be made known to the Owners immediately. No complaints will be entertained after the end of the rental period or after the Guest has departed.
4. Safety
Williamwood Farm has a strict no smoking policy in all the self-catering cottages. Deep fat fryers and chip pans are also prohibited. Smoking is prohibited in and around the farmyard and barns. If smoking outside, please dispose of cigarette butts in metal bins provided. Please empty cigarette bins prior to your departure.
Guests may not bring any personal shotgun or firearm to Williamwood under any circumstances or for any reason whatsoever.
Please ensure that children are not allowed to wander around the farm unsupervised. Williamwood is a working farm and can be pose some potential dangers; watch out for tractors and cattle being moved in and around the farm; animals can be unpredictable. For personal safety it is especially important that children do not climb on the barns or stone walls.
Guests may be asked to leave immediately if their conduct is considered to infringe the Owners’ Terms and Conditions/rules or is likely to impair the enjoyment, comfort or safety of other guests and/or staff. No refunds will be given in these circumstances.
5. Additional Equipment
Extra folding beds, cots and highchairs are available and must be requested and booked in advance. Should an extra folding bed be required, beyond cottage occupancy limit, a charge of £25 per night will apply. Additional occupancy of children under 5 years are free.
6. General
The number of persons occupying the cottage/s must not exceed that stated at the time of booking, unless agreed previously with the Owners. Sub-letting of the cottage/s is strictly prohibited.
The Owners cannot accept responsibility or liability for loss or damage to Guests’ property, or for personal injury, or injury to horses, or damage to bicycles, cars or horseboxes/trailers parked at Guests’ risk.
The Owners reserve the right to have access to the cottage/s at all reasonable times without permission. Prior notice will be given to guests whenever possible.
The Owners endeavour to maintain high standards of comfort and cleanliness at all times. The Guest must therefore undertake to keep all furniture, fittings and effects in the same good condition as they were found. If extra cleaning is required after departure it will be charged to the Guest.
All/any damage must be reported directly to the Owners as soon as possible. Contact phone numbers are provided within the Information Pack in each cottage.
Accidental damage or breakage of a minor nature will not normally be charged for, but the Owners reserve the right to charge for any non-trivial damage, losses or additional cleaning required howsoever caused. Immediate payment from the Guest is required to cover any such costs.
No medical facilities are available on site. Contact phone numbers for local Doctor/Dentist/Emergency services are provided within your Information Pack.
Mobile phone reception is variable depending on the service provider. In the case of an emergency, there is a landline phone at the main farmhouse (available 24 hours).
WI-Fi is provided and is usually available, it is free of charge, but is not 100% guaranteed and is not a fast speed. Those using Wi-Fi must agree to the Williamwood Public Wi-Fi Access Terms & Conditions. A copy is available within the Information pack in each cottage along with the relevant access code/password.
Property Keys
You are responsible for the safe keeping of your keys once you have collected these. There will be a charge of £120 including VAT to enable us to replace the locks and additional keys needed if keys are lost. An additional call out fee may be applied if keys are lost out of normal office hours.
7. Dogs
Dogs are accepted in GreyCraig, Williamwood and Beckhead cottage

8. Horses
In the interest of farm/animal safety, no horses must be unloaded until a stable has been allocated.

9. Complaints
You must report immediately to the owner, whereupon, if possible, the matter will be resolved straight away. Reporting complaints after your holiday is too late for us to rectify and properly investigate.
10. Utility Services
Compensation cannot be paid for any loss of power, water, Wi-Fi etc for services provided by a third party ie, if there is a power cut or a fault with their equipment. We will endeavour to inform holidaymakers of any scheduled work we have been made aware of prior to guests arrival but in some cases we are not advised prior to the event and therefore unable to advise accordingly.
